Is a home inspection really necessary?

So, you finally have a potential buyer for your house. He has made it through numerous open house weekends, met dozens of people, and answered a myriad of questions about running his home. However, unless he has done a preventative home inspection before putting it on the market, then it’s a safe bet that he doesn’t know as much about your home as you might think he does!

Sure, you know how many bedrooms you have, when the flooring was last updated, if there were any electrical or plumbing repairs, and a host of other things, but if you’re asked about the house’s foundation, attic ventilation, how long the plumbing system has been in place or other questions, the only way to have a real answer is with a home inspection.

The inspection is one of the most important parts of the home buying or selling process. It is not a facet that should be overlooked or done for the least amount possible. Instead, a home inspection is an item that can benefit everyone involved.

As a seller, an inspection can help you be aware of potential concerns that a buyer might ask you to fix or perhaps ask you to lower the price so they can fix the problem. As a buyer, having a home inspection means you can know exactly what kinds of problems you might face if you move. In any scenario, knowledge is power. You can choose to make improvements to benefit the sale or walk away from a particular home; Either way, knowing the information obtained through a home inspection means a better and more careful decision.

It is also important to remember that the home inspector is not siding with any entity. They cannot choose sides or present facts biased to one side or the other. Whether hired by the buyer or the seller, the job of the home inspection’s purpose is to ensure that the parties involved are aware of any concerns regarding the home and property.
